Hello dear forum community,
Last year we already reserved a plot of land in Neuenhagen near Berlin. Currently, we are waiting for the resolution of the development plan, which has unfortunately been postponed by 2 months (next municipal council meeting) due to the current situation.
Regarding the construction company, we have decided on Roth Massivhaus and their villa "Lugana."
To the essentials:
Development plan/restrictions
Plot size: 646 sqm
Slope: no
Site occupancy index: 0.25
Floor area ratio: 0.4
Building window, building line and boundary: Building line 6m from the street
Edge development: Carport allowed
Number of parking spaces: 1.5
Number of floors: max. 2 full floors
Roof shape: everything except flat roof
Maximum heights/limits: max. height of structures 9m
Requirements of the builders
Style, roof shape, building type: city villa
Basement, floors: no basement, 2 full floors
Number of persons, age: 2 adults + a baby from June 2020 and planned another child
Room requirement on ground and upper floor: total 5 rooms
Office: family use and home office
Open kitchen, cooking island: kitchen planning largely completed with kitchen studio. We are quite sure it will be a G-shape.
Number of dining seats: 6
Fireplace: no
Garage, carport: carport

Who created the plan: The plan is based on the model floor plan from the construction company, which we adapted to our needs (e.g. added a room).
What do you particularly like? Why? All room wishes could be considered. Symmetrical arrangement of the fronts on ground and upper floor. Open sightline from the front door to the garden.
What do you not like? Why? Corridors somewhat large, children’s rooms possibly too small.
Preferred heating technology: air-to-water heat pump with controlled residential ventilation and exhaust
If you have to do without, which details/extensions
- can you do without: pantry (unfortunately no space found)
- can you not do without: office with 10 sqm (requirement from my wife’s employer), dressing room
Why did the design turn out the way it did?
We added a room to the model floor plan from the construction company and oriented ourselves on various other floor plans from the internet. Symmetry between the two house fronts and an open sightline between front door and garden are important to us. We then aligned the rooms accordingly.
What is the most important/fundamental question about the floor plan summarized in 130 characters?
- Is the overall room layout logical?
- Are the corridors too big? How could they be reduced?
- Are the children’s rooms too small? How could they be enlarged?
-> Overall, we look forward to your feedback and suggestions or improvement proposals.
