House design
Who created the design:
- Do-it-yourself
What do you particularly like? Why? Straight staircase, storage room underneath possible
What do you dislike? Why? Kitchen too small because no dining seats possible in the kitchen.
Price estimate according to architect/planner:
Personal price limit for the house, including equipment:
Preferred heating technology:

If you have to give up, on which details/extensions
- can you give up: garden section in the north
- cannot give up: office

Why did the design turn out the way it is now? e.g.
The design was done by myself, the problem with that: You drive into the garage from the south/west side, meaning the entrance is on the side and anyone can look into the garden. This is exactly on the south side as well. North is not an option (because no sun will get there). West or east would be an option but unfortunately not possible because there is no more space on the left and right of the house or garage (3m distance to the neighbors must be maintained).

Since the house + garage already take up a lot of the plot, the garden is not very big either (about 110m² only in front by the terrace). In the north, we would still have a green area (which seems quite unnecessary). However, there is a playground next door.
The office MUST remain because of self-employment. The kitchen could also be in the north and a bit bigger.
Utility room to the garage is also a must.

Has anyone been in the same situation and could give some suggestions for changes?

Thanks in advance.

Please upload the plans as jpg, PDFs often cannot be read. Then you should also receive numerous feedbacks.

But you have to include a magnifying glass with the JPGs. Crop it around the entire white border.

Regarding the floor plan:

[*]The garden shed within the garage frame is now as far away as possible from the main garden
[*]Why not combine cooking/dining if a dining area near the kitchen is desired?
[*]The doors to the rooms look more than narrow
[*]The open space when coming up the stairs is at most 1 m - right?
[*]In the bathroom, you could swap the shower and WC/bidet? including the window and make the west window a bit narrower, then the shower would also get natural light.
[*]I find the bedroom/walk-in closet poorly arranged. If one person gets up, they always have to pass the bed twice. Also, the room has the prime side, whereas, for example, the third child's room only gets sun in the morning.

[*]Are two more children planned? Why then such uneven children's room sizes?

[*]Is there customer visit in the office?

Does the garage have to be in the west?

That seems to me as well. By the way, the emergency escape windows look on the floor plan as if they have mullions - that won't work.

We have a south-facing garden at the south entrance. On an almost square plot, we placed a long house parallel to the street with a 5 m distance to the northern boundary. The garden will be separated from the (very quiet) street by a hedge.

You have a rather elongated plot and place your house more or less as far back as possible, right?

Tip 1: take a look at the neighboring houses. They cast a lot of shade for us, and the corner that has the nicest evening sun is in the northeast of the plot. So think again about whether a second terrace in the north could make a lot of sense!

Tip 2: short driveway -> less paving -> lower costs! It's actually not to be underestimated how much you can save there.

Regarding the floor plan itself: if there will be visitors going to the office, I wouldn’t want them to walk through the whole house. If a third child is fairly certain to be planned, I would rather plan three somewhat equally sized rooms. If number 3 ever asks why 1 and 2 have such big rooms and theirs is tiny in favor of a sauna...

Overall, I think you should reconsider the positioning, possibly also the location of the garage, and that through changes to the building structure the interior could turn out quite differently.
