Doesn't one also make a supply air to the fireplace from below, so as not to take air from the room? That would then be in the wrong place.

No, it all takes place INSIDE the fireplace. That's how it was explained to us.

But, couldn't one simply place the access to the bedroom on the plan above the fireplace in Clipboard 2 ? And remove this bathroom corner again? That way, you would also have the full 432 cm on the bathroom wall for a wardrobe. Because the staircase has already been shortened when installed – or do you want to renew it again?

Yes, one could place the door behind the chimney, but we didn't really want to do that. We want to keep the possibility open that in the future we might not want to keep the office so open, so that a wall can then be easily built here. And I think if we always have to walk around the chimney, we will get more upset about the planning error...
The stairs should actually not be shortened further; it already seems quite steep to me due to the first shortening...

Thanks for the responses regarding the chimney. Yes, the slab was reinforced in the area of the chimney - quite extensively - and I hoped that shifting it a few centimeters wouldn't be so dramatic.

Let's see if we can find a better solution for us - now I at least know that the chimney has to stay there or we have to remove it completely. I think I have already found a perfect place for the dartboard...

Ok. Basically, it is possible to move the chimney flue; but the effort and the costs are immense, since a floor ceiling as well as the roof covering were penetrated.


Stop drawing - no one with sense arranges rooms around a chimney flue; rather, one dispenses with it - and wait for the conversation with your expert. I could imagine that the most cost-effective solution for your builder is a dismantling of the chimney flue. Instead, an external stainless steel flue and some rethinking on your part about the location where the later chimney will be installed. It is still early enough to omit the underfloor heating and to adjust the floor structure to the later chimney.

Whatever you decide, make sure that any communication with your builder on this topic - involving the expert - is done in writing. Sooner or later, the term "proportionality" will come up, and naturally, builders and the builder differ in their interpretation of it.
