In the construction service description available to us, the clear room height (bungalow) is given as 2.50m, which seems too low to us due to underfloor heating, suspended ceiling for controlled ventilation, and possibly further insulation measures (KfW55).

What must all be planned into the clear room height?

Comparison values from other builders
- Screed 5cm
- Underfloor heating 5cm (3cm plate + 2cm pipe)
- Insulation 3cm (Energy Saving Ordinance)
- Tiles/carpet/floor covering 1cm

What is the actual clear room height in your case and what is your personal minimum for the clear room height?

I had a clear room height of 2.65m from the raw floor to the ceiling. The floor structure is 14cm. It never occurred to me to add a suspended ceiling on top of that. It is definitely too little. 2.50m from the finished floor is the minimum clear room height for me and for many here already too little.

Clear room height usually means AFTER all fittings. 2.50m would be quite standard, even in new buildings. In the shell construction it would actually be too little. Although one can live under a 2.30m ceiling, it is absolutely unnecessary in new buildings and creates a tubular / cramped feeling.

We have the following ceiling heights, i.e. clear room height from finished floor level:

Basement: 2.41 m
Ground floor: 2.70 m
Upper floor: 2.61 m

The standard is 250cm (+x).
However, it also depends on the size of the rooms – with 75sqm open living/dining area, it would feel too oppressive to me, meaning the clear room height is too low. For 25sqm, the clear room height is okay. Bright rooms also don’t feel as cramped as dark ones.

Correct: ".. The clear room height describes the usable height of a room .."

However, it is not precisely defined like this in the construction performance specification, I am waiting for feedback from the general contractor.
