Canal at the edge of a property. What consequences for me?

Theoretically yes, but not necessarily in practice. We only found out after the purchase that the stormwater sewer runs along the boundary. Luckily, mostly on the neighbor's side. There were also no plans or entries in the land register for it. The municipality then sent out a civil engineer who searched for the sewer.

Yes, the utility plans are partly adventurous. If you notice that, the line must simply be located to determine the actual situation. It also doesn't cost anything if the plans are unusable or unclear - it is the utility providers' responsibility. It just takes time.

What definitely must be included in the plans and the description of the easement (a [Baulast] is, in this case, in my opinion legally incorrect) is the number of lines and the distances of the respective protection/workspaces. These are not always the same.

When we were interested in such a property two years ago, the administration informed us that in the case of fencing with a gate, etc., we would have to leave a key with the municipal utilities or otherwise ensure access to the property at all times.
