We have an offer for the shell construction (very recent) + earthworks: double garage (6.2 x 8.5) + house (9 x 13)

Here is the list of groundworks + strip foundations + floor slab.

Price: €45,500 net

Steel is not included. Costs €2,000/ton

No, positions 1 to 8 are €30,000. Here is everything broken down.

These are net prices, right? For foundations, standard concrete for use should usually be applied, like C20/25, so without steel fibers or anything else. I paid €87/m2 gross two years ago – but as own labor. With pump, labor, etc., I would consider €150-160/m2 net as fair.

Yes and no...
0.5m height difference in the building area. However, the 0.5m would have to be filled with lightweight concrete. Costs about 6k.
