Calculation of construction costs - southeast Bavaria

I would like to ask for your help.

We are currently planning our house and are receiving cm³ prices from all sides ranging from €330 to €450. The equipment should be "standard." With which "realistic" cm³ price can I roughly calculate?

Furthermore, the question arises for us, what is already included in this price? Flooring, bathroom fittings, possibly kitchen and outdoor facilities?

Maybe someone can give me a cost estimate for the following scenario:

- Basement
- Shell construction
- Roof + shingles

External dimensions: 10.00m x 11.30m
Basement, ground floor, upper floor (2 full floors)
Hipped roof in Tuscany style
+ Garage 6m x 3m

330 euros would be quite plain in terms of equipment. The 400 euros would probably correspond more to common desires.

although I’m not building in Nby but in the Opf., I am from DGF and can only say - the prices are about the same.

We are building without a basement, 225m² living space for just under €1,700/m².
That includes (almost) everything, about 100m² of floor coverings are still missing and the electrical installation is still "Basisausstattung".
Included, however, is a modulating air-water heat pump, controlled residential ventilation, electric roller shutters/venetian blinds, good windows (Ug 0.9), front door for €6,000, white lacquered doors, €3,000 upgrade for sanitary fittings, tiles €30/m² (one bathroom €70/m²), stainless steel strips, stainless steel glass stair railing, staircase with oak steps...
I would already call that a good equipment, definitely better than "Standard GÜ/Bauträger".

But we have also had GÜ who were €200/m² more expensive for the same equipment...

What are you building sirsydom with?

<-- is on the left, Amberg or the district of Amberg-Sulzbach. I do not name the exact village, it is too small for that.
