Calculation for basement (residential basement) realistic?

Hello everyone,

my wife and I are planning the construction of a single-family house (1.5 stories), which should be fully basemented. This basement is intended to serve as a living basement with a small WC, a hobby area, study, storage, heating room, hallway, as well as sauna/shower. I do not have a floor plan yet. Who can perhaps share their experience on this? We have the following offer or description:

Full basement as a white tank (watertight design) approx. 68m²
Cost: 88,500 EUR

including perimeter insulation
including reinforced concrete stairs (without covering) starting from the ground floor
including screed
including electrical installations
including heating
including interior plaster
including 6 interior doors
including windows with light wells

Does anyone perhaps have tips whether anything essential is missing or unclear here?

Costs for earthworks?

Of course, your description is not particularly extensive. For example, electrical: How many outlets, light fixtures, switches, network, TV, special protection (sauna?).
And very importantly, flush-mounted? Also in exterior walls?

Everything is far too undetailed.

Hi,

ok, I will add something, I had indeed forgotten this:

Earthworks are included.
The ground will be prepared, a separation layer will be laid, and according to the structural engineering, a concrete slab about 20cm thick will be made. A galvanized foundation earth electrode with a connection flag will be installed in the base.

The clear structural height is about 2.50m, exterior and interior walls will be made of aerated concrete or calcium silicate, according to the structural engineering specifications. The exterior walls are 24cm thick, the interior walls between 11.5cm and 24cm (basement corridor) according to the structural plan.
The earth-contacting surfaces of the basement receive exterior wall waterproofing according to DIN 18195 Part 4 against non-pressurized water up to the top edge of the terrain. The plinth will receive waterproofing according to DIN up to about 30cm above the top edge. The exterior walls contain 3 openings for basement windows 1.0m x 0.75m.
3 white plastic windows with insulating glazing will be installed, interior window sills made of Jura marble with 20cm projection. If necessary, basement light wells without extensions with cover grates will be installed.
Connections of the light wells to drainage must be commissioned separately.
Electrical: The wiring will be laid under plaster, 1x switch, 1x ceiling outlet, 1x socket. Further services are exclusive.
The basement corridor will get a gypsum plaster in quality Q2 including corner protection rails.
A floating cement screed on insulation layer (approx. 18cm) according to heat demand calculation will be laid in the basement corridor. In the other rooms, raw concrete remains.

I don’t have anything else for now.

68sqm is the chargeable living space? The floor area should be significantly larger, right?

If necessary, a lifting system if the shower and toilet are to be installed in the basement. By the way, the description does not read to me like that of a [weißen Wanne].
