Hm, calculated that way, yes.

If the plot costs 100 k€ and the house is already somewhat more elaborate, as is the outdoor area, you will hardly get by with 470,000 (incl. purchase incidental costs) for a comparable new build. If you can do without the basement and some other things, then maybe you can and have a new house.

If you like it: you can't build cheaper than this. Maybe you would do one thing or another differently in a new build, but that wouldn't necessarily be cheaper either. What bothers you eventually, you can change in 10 years or little by little, but you also have that problem with a new build: eventually tiles or carpet wear out. I would still get information about the oil heating: it will probably have to be replaced at some point. Location is important! At least the property looks friendly and like new (in the photos).
