Buying a single-family house plan - Architect for accompaniment?

Good evening everyone,

after having silently followed along for many weeks to learn about various topics, we are now facing some questions ourselves regarding our construction project planned for no earlier than mid-2017.
First, a few brief general conditions:
- Plot reserved, development plan in preparation
- Single-family house approx. 190 sqm without basement
- Very modern city villa with a solid garage
- Total budget approx. €500,000 (of which about €100,000 for the plot including notary and land transfer tax)

Our wishes are certainly not completely standard but also not extravagant; in principle, they apparently cannot be fulfilled from catalogs, they are too individual for that.
Therefore, we have specifically met with developers who create individual designs and have been quite successful so far. The first offers have arrived, fine-tuning is certainly still pending.
Last week, during a business trip, I found a property that immediately fulfilled all our wishes. I contacted the builder and had a very nice conversation. Due to the spatial distance of over 300 km to the construction site, we agreed that we would not build directly together. But he offered me to visit the house directly (I had seen the plans online).
My goal is now to realize the wish with these plans and a site foreman on location.
He was open to this and said I could have:
- Static calculations
- Plans
- Building application
- Complete tender documents (legally reviewed)
- Exact craftsmen costs per trade from his construction

The head of an acquaintance’s architectural office near the plot was open to the other party, although much coordination is necessary and documents may still need to be reviewed regarding liability.

Now my question is, is this a conceivable construct? I feel so well informed on the subject that my wife and I would like to get more involved intensively and have more possibilities with an architect. But does such cooperation work? After all, he has the plans for our dream house.
What should be paid attention to and how is the "cut" best made?

I can advise you, regardless of whether it is a good or bad idea, to calculate very precisely.

With 400,000 EUR including all ancillary building costs and a massive (double?) garage, 320-340,000 EUR remain.

For that, you won’t get 190 sqm anymore if it’s not a "off-the-shelf" standard 0815.

At least it seems to me to be a very demanding project.

For orientation: 125 sqm without basement, geothermal heat pump, photovoltaic, precast concrete garage 8×6m, underfloor heating, 2 bathrooms, tiles, fireplace, KFW55, electric shutters, year of construction 2015, including ancillary building costs, 320,000 EUR.

"Legally reviewed?" What is that supposed to mean?


No.


Buy the planning from him and find an architect of your choice and arrange everything else with him.

You can't do anything with the existing static analysis because it is based on the soil survey; a suitable tender will be made by your architect. The costs for craftsmen vary over 300 km; so it doesn't help you either.

Thank you for your feedback, the calculation is certainly not final here and should rather provide a rough guide for the project. But I definitely agree with you that it can also go over. However, 550,000€ would not be a problem and, for example, the earthworks are available as a very good rate from acquaintances.

The main focus should first be on the cooperation of the two planning parties.

: Thanks for your opinion. My gut feeling also tells me that too many distributed tasks tend to lead to problems, as I also like to keep interfaces to other companies manageable in my IT projects. The parties' own interests come into play anyway.

What documents would belong to the planning to be purchased?

Statics: Regarding this, the contractor said the same as about the soil survey with the existing planning. Beyond that, the statics will certainly cost around €10,000 for the object; with my soil survey, he could do it for half. However, the level was more small talk; I don’t want to put too much weight on that statement.
