Buying a house - too expensive or can we afford it?

Hello, first of all I hope my question fits into this category

My boyfriend and I want to buy a house.
About us: we both earn 2,000 euros, the year after next it will be 2,300 euros each. There won’t be any bigger increases after that. We both have secure jobs and jobs where we can take a break if we have children and then return afterwards.

Currently we are looking at houses in the city, moving to the countryside is not an option. The house that is our favorite is 140 sqm, has a 450 sqm garden, 5 rooms, 2 bathrooms.
It was built in 1980 but has been renovated by the current owners. The official asking price is 349,000€, but we hope to push it down to 320,000€.
We have done all the calculations including costs like chimney sweep and building insurance. According to our calculation we should be able to afford it.
We want to pay about 1,200€ monthly, probably over 30 years.
Equity is just under 30,000€.
Please don’t ask me about banks and interest rates, my boyfriend has all that in his head. Interest rate fixing should be 10 years, honestly I can’t say more about that.
We both don’t want children, but maybe the desire will arise someday, that is a factor that still worries me a bit.

I know that with a house a pipe can break at any time and unforeseen costs can come up, but no more renovations would be needed.

Oh, our monthly expenses might also be interesting: if I haven’t forgotten anything we spend about 720€ per person per month. Including food, insurance, internet, etc. The current rent is 600€ cold, with heating and other costs like insurance or everything related to the apartment about 920.

What are your experiences with buying a house, how high are your loans, how much do you pay back?

I know you can’t say “this is exactly your house, buy it, you can afford it!” but maybe you can write if you think it’s doable.

How do you want to negotiate the price? If there are defects, the reduced purchase price will have to be spent later on repairs.

You have to separate this:

A: monthly costs inputs/expenses etc.
B: one-time costs to determine the credit requirement. I am still missing incidental purchase costs here: notary, broker, property transfer tax, land register etc., as well as costs for possibly new furniture, new kitchen and: renovation and refurbishment. Take a building surveyor along for the inspection, don’t just trust the seller and the phrase "we just had everything done new." A new heating system can easily cost five figures etc.

Given your income and age including hidden desire for children (which I somehow already read out here) I would try to stay at just over €1000 monthly installment. No more. Yes, that is enough for your project, but it depends on the condition of the house.

Hello, is that net or gross salary? With 4600 net, that could work, although I doubt that you can buy a house in good condition in Koblenz for 320 k€. What I doubt even more: Why the heck do you want to tie yourselves down with a house at 19???? If your age is correct... And to put it mildly, at that age, the probability that you have already found your ultimate life partner is rather very low... Then it gets very uncomfortable with a house bought together! At that age, my tip would be: enjoy your youth, enjoy your life, enjoy your freedom! And if you are still together in 5 years, reconsider the idea then! Best regards, Andreas

We looked at several houses, most have come down a bit on the price. The house has been on the market for a few weeks, it is located rather outside. That's why we are hopeful. If it doesn't work out, then so be it.

I just took a flat 10% for the additional purchasing costs. I don't have the individual costs in mind. There won't be any new furniture for now, they are only 2 years old. The house has been completely renovated, so we wouldn't do anything more there. I would take an expert with me before the house is finally bought. Currently, it's just a matter of checking if we can afford it.

The salary is net.

The house is located a bit outside and is basically suitable for families, but it is situated in an industrial area.
It was listed for 349,000 euros. That’s okay for 140 sqm. Koblenz is not super cheap, but it can also be expensive.

What comes with my age was clear
But we are both sure and also have secure jobs (civil servants).

Actually, I wanted opinions on the salary and not on my life.

Hello, if you are young there is a risk of separation, but that has been addressed. 320k loan and 1000€ repayment are not enough for a 10-year fixed term. At the current interest rate level, you should go for at least 15-20 years. Purely based on the numbers it fits, but when children come into the picture it will get tight.
