Buying a completed new building - Will the warranty be maintained?

Hello everyone,

I want to buy a completed new building.
It is ready to move in: floors, painting, kitchen, garden, paving work are included and completed.
The construction company is building many houses in our building area and has already completed many. The statements from some homeowners I spoke to are positive.
Since everything is already finished, of course I cannot inspect much anymore.
I would be grateful for tips and suggestions.
I just want to make sure that I haven't overlooked or failed to consider anything.
The purchase contract is not yet available to me.
How is the warranty handled in such a case?
Can/may it be excluded by the construction company=seller?

Did he build it intentionally to sell it? I can hardly believe that, since he has to go significantly in advance payments and the risk that someone might not like the equipment can reduce potential buyers. And then the expensive tax... Who is listed in the land register? Would you then be the "second holder"? ;) What is the name of the BU?

Minimizing idle time of his workers can partially compensate for that, even if it is probably uncommon. In times of abnormal demand for land, where even building plots sell like hotcakes and require high doses of L-stones for construction, I do not see this argument as very relevant in practice. The typical developer-buyer is probably not a showcase individualist ;-)

The house was originally intended to be rented out, the materials used were chosen to be modern/neutral. However, the right tenant was not found, or not at the desired price. The BU has bought many plots of land from the Sparkasse. In return, you have to complete the financing with the Sparkasse if you want to have the house/plot. As I have heard, the shell construction is already started even if there is no buyer yet. On the current market, you can just get rid of everything.

When linking to Sparkasse, I would be cautious. Have you ever checked how the loan from Sparkasse relevant to you compares to the competition? By linking to Sparkasse, you are essentially buying yourself a monopoly.

Unfortunately, I have no choice there. The two agree. If I don't finance with Sparkasse, he will sell the house to the next person. Sparkasse is about 0.6% more expensive than the prevailing market interest rate.
