Please don't tell me you only want one child Good point. What does the exposé say about heating costs and expected additional costs? Energy efficiency class? Overall, I find the house way too big and therefore way too expensive. I can only agree with every previous speaker.

Wow, what a price. I was curious and found it on the internet.
Be that as it may: I agree.
Not just because of the financing (670000!!!), but also because of the size of the house.
That also has to be maintained. Have you looked at the windows?
When it comes to the garden, proximity to the coast doesn’t help you either, since the property itself needs to be lived in.
And eventually you want a child, one income disappears and you still have 650000 unpaid.
Don’t put yourselves through that, there are certainly more suitable houses in size and price range.

Thank you very much for your responses so far! I think you are right, the financing would theoretically be possible but would certainly stand in our way in the future, especially with a planned child, holidays, or furnishing.

Again about the price: per sqm (2300€/sqm) it is rather cheap for the region. Meck Pomm has become very expensive, especially in the two student cities Rostock and Greifswald (which this is about). Greifswald, as the youngest city in East Germany, has been growing very strongly for years and densification is happening everywhere, only building plots for single-family houses are in short supply.

Don't do it. Have you ever looked at the energy consumption of the house?! 75.3 kwh/m2 per year. And also electric heating. You'll easily be paying over 400 euros a month just for heating!! That completely ruins the project compared to the salary and plans for children. With your income, you should be able to find something good and more suitable in [MeckPomm]

Now I was curious and looked at the listing. Unfortunately, I only found a few photos and the description texts are even cut off on the real estate agent's site. Built in 1996. It will need a major renovation. I can't shake the impression that the pictures shown are even a few years old. Have you ever been inside?

keep your eyes open and wait. You have a TOP starting position and the conditions will change. Nothing is going away and financing remains historically cheap
