Hello
A brief introduction about me. I am 25 years old. A trained electrician and come from Upper Austria. So if anyone has questions about electrical installations, feel free to ask me. I install about 5 houses per year on average. With conventional installation as well as EIB/KNX, network technology.
Now to my question.
My father is planning to buy an old building. Built around 1950, partially renovated. Windows were replaced in 2007. Additionally, an Ökofen pellet heating system is installed. The masonry is dry.
We have a viewing tomorrow. What else should one pay attention to? Are there any hidden traps?
What we already know is that the electrical installation will be completely redone. The house will get a new roof and solar panels including a buffer will be added. A normal wood stove will also be installed in the heating system, since we have our own forest plot. A photovoltaic system is also being considered.
What I will also check is whether the walls are reasonably straight.
How about the insulation? Insulating the attic is clear anyway. That’s simple and doesn’t cost much money. You can do it yourself. Approximately 15 cm styrofoam boards laid, sealed with PU foam and a wooden board or similar on top. Possibly two styrofoam boards laid offset. That makes it tighter.
Our old houses were built of solid bricks. They are about 30x12x10 cm thick and fired from clay. Without cavities etc. Can one estimate whether, for example, with 50 cm wall thickness you can achieve a reasonably good insulation value? (Wood is free for us anyway.) I will mainly heat with wood anyway.
Maybe you have some ideas about what else I could look more closely at tomorrow.
