Buy a terraced house from 1987 for 385,000 EUR?

Hello everyone,

Currently, my wife and I are very interested in an end-terrace house near Dortmund.

Here are a few key details:

256 sqm living space, divided into a main apartment with 150 sqm, an attic apartment with loggia 56 sqm, and a fully developed basement with bathroom and sauna 50 sqm.

The first floor is surrounded by an outside balcony all around.

Viessmann heating 35kW

The entire plot is 380 sqm and located on a hill – residential area 1b. Academics, entrepreneurs, and similar live in the neighborhood.

Estimated purchase price: 385,000 EUR

Currently, we live in a newly built end-terrace house with 120 sqm and I have to say that the 30-year-old house makes a much, much more massive and solid impression than this end terrace here.

There is no appraisal report for this house (but I could commission an expert).

What do you roughly think of the price? As I said, the location is really TOP, and the condition is also evaluated by a layman.

By comparison, the house seems like it would still stand for another 100 years, whereas the new building here probably has the first cracks in the plaster after 10 years (exaggerated depiction).

I would be very, very grateful for help with the decision and any tips.

Additional costs known? A 35kw gas burner is seriously intense, it can heat a medium-sized multi-family house. Either extremely mis-sized or intentional - check additional costs. What does the energy performance certificate say?

The energy certificate states:

I do not understand now in what way the house is supposed to be better than your current one? Space, layout, surroundings? It cannot be the building structure and the home technology.

And there I would involve an expert. 30 years can also mean a lot of renovation backlog. Heating, sewage pipes, water pipes, insulation, windows, etc...

In other words, nice stable walls, but the rest due now or in the near future
