Buy a 25-year-old shell structure

Good evening,

in our area (Greater Stuttgart) there is currently a shell construction for sale that has been standing for over 25 years. The exterior walls are unplastered and made of 30 cm hollow bricks. The building also has a roof and windows. I am currently wondering whether the masonry has been damaged over the years.

Presumably, the building permit has also expired. Do I understand correctly that with a new application the current energy saving regulations would have to be complied with? Maybe someone has had a similar case?

The reason for the standstill lies in a family tragedy.

Too little information, are there already pipes laid?

There is a house like that in our neighborhood but inhabited, it must be about 20 years old. It can work out well if no water has gotten in.

Hello,

Unfortunately, I cannot say much about the interior construction yet as I can only look inside on Tuesday. However, the exposé states that the electrical system is partially installed and a heating system is installed but needs to be reactivated. The sewage pipe is laid and connected to the network. According to a neighbor, someone also camped in the house for a while.

A new building permit along with compliance with the current energy saving ordinance is definitely necessary. Normally, only demolition helps to continue sensibly.

It is a two-family house with 240m2 of living space in a particularly good location. I think demolition would rather be the last option or really a shame. The costs for the house amount to 400k and according to the real estate agent, one should expect an additional 200k for completion.

Especially good location? At €400,000 purchase price? So €380,000 land... Windows: new Insulation: yet to be done Architect for building permit: full package Electrical: probably new or to be revised Screed + interior plaster: ? Bathrooms: new Heating: possibly new or to be revised Roof: insulation new Floor coverings + walls: new Moisture in the house: high probability Outdoor facilities: ? Question: why has the started yet so easily finishable house not been bought by anyone for 25 years? Quite simple. So far no fool found who wants to tie themselves to the project. For me as a real estate person from afar with the background, it’s worth no more than the land value. Everything else is an incalculable risk. Pipes that have been frozen through for 25 years I would replace as a rule. Etc.
