Bungalow with gable roof (expansion reserve)

hello everyone

we plan to build a bungalow with the dimensions 10x10, which has a gable roof (38°) where the attic can later be converted.

the question is whether the house is large enough to have a living/dining area with an open kitchen, guest toilet, bathroom, utility room, and 2 rooms on the ground floor.
and is it sensible or feasible to install the heating system (gas boiler) in the attic to have space for a staircase downstairs

originally we wanted a town villa, the idea is to save costs at first and convert the attic later when children are planned. what do you think of this idea or is it even feasible?

maybe someone already has experience with this topic and can give us some tips on what to pay attention to

Hello,

there won’t be much space left ... with a 100m² floor slab, just subtract the walls and then deduct another 3% from the remaining area for the plaster ... you will still need a utility room for the house connections, washing machine, etc. ... out of the 100m² only 75m² remain ... you also have to factor in space for a staircase somewhere ...

so rather the "villa" after all.

we had planned it with 9x9 and already made a whole series of sketches, but none of them have pleased us 100% yet.
it would be nice if someone had a floor plan to gather ideas...

Honestly, I don't see any structure in the question. A town villa is a completely different type of building than a bungalow and usually involves a different approach to living space... later expansion of an attic (or 2nd floor) is a completely different issue than the style question. What do you actually want? There are plenty of example houses on the internet where the provider offers attic expansion as a shell construction. Whether bungalow or 1.5 stories. 2 stories less so, as the floor area is usually kept small. In that case, a utility room is difficult with generous living space, let alone a bedroom/office. You certainly don't save costs with a "town villa" (not to be confused with a villa).
