Hello everyone,
we are building in a residential area with a confirmed development plan. The justification for the development plan states the following: "The floor area ratio of the general residential area is set at 0.4. This complies with the maximum limit of § 17 of the Land Use Ordinance. The permissible floor area refers to the main buildings, as well as garages and parking spaces. The exceedance possible according to § 14 of the Land Use Ordinance by outbuildings within the meaning of § 14 of the Land Use Ordinance of 50% is not excluded. This means that up to 60% of the plot areas can be built over and paved."
For the building application, besides the main building, we have also been approved a garage and the parking area in front of the garage within the framework of the floor area ratio 0.4. These two areas are thus "main facilities" according to §14 Land Use Ordinance.
Now I am concerned with the further design of areas and their admissibility through the distinction between "main areas" and "outdoor areas." We want to have an additional car parking space (temporarily only for visitors) and a storage space for our motorhome. With both of these areas, we would exceed the floor area ratio of 0.4. Are there possible justifications for these areas as "outbuildings"?
What advice and experiences do you have for me? Many thanks in advance! Please no advice like "Find another parking space for your motorhome" or similar...
