Hello dear forum community,
I am completely new here, in the forum, and hope for your support.
We want to build (you probably didn’t expect that ) and as with every project, a lot of questions come up when building a house. Thanks to the forum, information for builders, etc., one can prepare quite thoroughly for the upcoming project in order to minimize risks as much as possible.
However, we have to deal with a rather special topic and want to estimate as early as possible what is coming our way. Namely...
When searching for a building plot, we received the following offer: a plot consisting of 850 sqm building area and about 750 sqm adjoining private green space. On this green space is a pond (small body of water, approx. 350-400 sqm) with a tree belt. The green space is a registered biotope, quote from the development plan: "no structural installations are permitted on the green space, the small body of water is protected according to § 30 BNatSchG or § 18 BbgNatSchAG".
The "no structural installations" is okay for us, we would have enough building land anyway. We are just unsure what kind of surprises this biotope might otherwise hold.
Does anyone maybe have experience with such biotopes? What might we face?
The suggestion "buy another plot" would not be that easy to implement. The selection equals 0.
Here are some more pieces of information that can be found in the draft development plan:
- The nature conservation authority was consulted as part of the development plan procedure and an inspection was carried out.
- Counting of amphibians and co. was waived because it presumably would not bring planning-changing knowledge. The data basis was rated as "sufficient".
- The small body of water is to be desludged at the current owners’ expense (is credited as compensation), as it has not been maintained for decades.
I am grateful for any information. And we are definitely aware of what we are getting into. Especially how much extra work such a natural pond entails.
