Building plot with private green area (biotope)

Hello dear forum community,
I am completely new here, in the forum, and hope for your support.
We want to build (you probably didn’t expect that ) and as with every project, a lot of questions come up when building a house. Thanks to the forum, information for builders, etc., one can prepare quite thoroughly for the upcoming project in order to minimize risks as much as possible.
However, we have to deal with a rather special topic and want to estimate as early as possible what is coming our way. Namely...

When searching for a building plot, we received the following offer: a plot consisting of 850 sqm building area and about 750 sqm adjoining private green space. On this green space is a pond (small body of water, approx. 350-400 sqm) with a tree belt. The green space is a registered biotope, quote from the development plan: "no structural installations are permitted on the green space, the small body of water is protected according to § 30 BNatSchG or § 18 BbgNatSchAG".
The "no structural installations" is okay for us, we would have enough building land anyway. We are just unsure what kind of surprises this biotope might otherwise hold.
Does anyone maybe have experience with such biotopes? What might we face?

The suggestion "buy another plot" would not be that easy to implement. The selection equals 0.
Here are some more pieces of information that can be found in the draft development plan:
- The nature conservation authority was consulted as part of the development plan procedure and an inspection was carried out.
- Counting of amphibians and co. was waived because it presumably would not bring planning-changing knowledge. The data basis was rated as "sufficient".
- The small body of water is to be desludged at the current owners’ expense (is credited as compensation), as it has not been maintained for decades.

I am grateful for any information. And we are definitely aware of what we are getting into. Especially how much extra work such a natural pond entails.

Are there any requirements for special care of the [Biotop]? I would find such a constellation great, probably the [Biotop] as an additional green space only costs a [Appell und ein Ei]. Problems: Small children could drown in it. It needs to be maintained (or leave nature its freedom?). In case of doubt, simply put up a fence, separate the [Biotop] and leave it to nature.

Hello,

although I really like having my own water area, I would not overlook the associated insect population and the resulting additional costs for the building.

Starting with possibly required insect screens to a special "sealing" of the roof towards the wall to prevent insects from nesting, etc.

I would also include the possibly only limited usable terrace / garden (mosquito plague) in my considerations.

@nordannay: There have been no special requirements for biotope management so far, except for "no structural facilities allowed." A species protection assessment was made (as a measure – installing nesting aids, no problem, we would have done that anyway), the lower nature conservation authority was also involved in the development plan. We ourselves only considered any requirements recently, but so far nothing...
Our children are grown up (one of them is a competitive swimmer ), the entire property will be fenced in (by the way, the pond has stood for over 25 years without any fencing, and nobody ever worried about it...), the shore is very shallow. Of course, we will think about this as well to avoid such things. Children of guests, etc.
Maintenance – yes, we will have to take care of that. But it is not a burden, rather a joy and a hobby. However, I plan to design or keep it as natural as possible.
: We also wanted to consider frames with insect screens. Thanks for the tip about additional sealing between roof and wall, I can still remember the wasps in the garden house very well .
On two other sides, two other properties that have long been developed adjoin. The owners have not complained. Obviously, such things cannot be ruled out. We will probably have to invest in a high-performance fan for the terrace that blows mosquitoes away .

The area of the biotope is not to be underestimated. How high are the costs estimated for the upcoming measure? That would at least be an approach for future reserves plus x, in case you are not able to manage the biotope. We are all not getting younger and if I understand correctly, the nature conservation authority is involved. They will certainly continue to be involved through inspections and requirements. Is it a MUST to purchase the area of the biotope?

I don't see it that way, because - as the original poster writes - no special care is necessary. Therefore, if in doubt, not to be cared for at all. A biotope can also be left to itself.
