Why is the design the way it is now? For example

The house was drawn based on a larger one by my sister together with the planner. It was simply reduced to 160m² living space.

What is the most important/basic question about the floor plan summarized in 130 characters?

We are financing with L-Bank, so it can only be 160m² living space. We tried to include everything we wish for.
What do you think about the design? What can be changed or better distributed?

The bathroom with sauna is in the third attachment, but the passage is difficult. Do you possibly have ideas how to design the bathroom so everything fits?

We are unsure which terrace windows to choose, therefore the alternatives are shown above.

The terrace faces the garden and west.

The plan is compact and basically looks quite good and happily livable to me. The narrow sauna door would not bother me (and I am not exactly small). I have gladly used similar solutions in holiday homes in the Netherlands and Denmark. In the kitchen, I would miss workspace. How to make the dining area, which is very open, cozy and ensure that it does not stand in the way of daily walking paths remains to be seen. I always find sitting with your back to the windows a bit unfortunate. Suggestion: Place the sofa where the TV is currently marked, move the dining table closer to the kitchen and wall, swap the glass sliding door and windows. The TV can either be directed towards the seating area with a clever wall mount or use a projector and motorized screen. You see, I don’t consider TV very important – of course, it’s a matter of preference. When it comes to saving, I would look at the garage (unless you have a vintage car worth protecting). Slightly enlarge the utility room so that bicycles fit inside. I once asked BMW – they say that the car also lasts a long time if parked outside. For winter, there are parking heaters. In any case, we leave all cars outside first and only build a roofed area for the motorhome.

- How big is the passage from the kitchen to the storage?
- Is the technical equipment outside the thermal envelope or how is that planned?
- Hallway downstairs dark like at night -
- The bend for the bathroom door on the upper floor takes away the light from the hallway and brings hardly any benefit to the bathroom - get rid of it.
- Bedroom door opens the wrong way
- Please post the elevations - is there any concept for that?
- Door from garage to hallway is nonsense - better extend the house entrance canopy up to in front of the garage.
- Garden area behind the technical room is lost. With this plot size every meter counts. Better to enlarge the garage and level it off.
- Quick access to the technical room will leave you short on storage space

Can you also upload the site plan? What is the orientation? I believe that if there are no longer edge surcharges for masons, they will be reinvented for this house. The worst thing is that most corners and slanted walls are not necessary at all. They are not a gain and probably stem from the fact that a layperson downsized a larger design...

... and apparently the planner did not find it necessary to eliminate these flaws. Bedroom and bathroom doors can also be on straight walls. My eye strain plays a minor role here; the problem will be masonry, keeping angles, and later furnishing. Also, the "independent" utility room puzzles me, because it must be within the thermal envelope, which does not apply to a garage.

Better to enlarge the garage and bring it to the same height. - I wanted to, but I’m not allowed, because the garage may be max. 9m long if it stands on the neighbor’s boundary. - Quick access to the technology room, you will miss for storage space - don’t understand what you mean Otherwise, thanks a lot! This is quite matter-of-fact here, in another forum you almost get insulted

I just noticed: the statics in this design have also been somewhat thoughtless: I think you can save a five-figure amount of money with a standard design of a BU without sacrificing quality.
