I think you made the right decision regarding the "Berater".

Building with an architect can be interesting, but no architect will be able to give you a binding fixed price in advance. That is only possible once the individual tenders come back.

I’m afraid there won’t be any financing as long as it’s not clear what and with whom you want to build.

Maybe take a look at one or two companies that act as Gu - I’m sure you will find the right partner.

You want to have a solidly built house, right?

Yes, we do know what we want to build. That is all in the contract. The bank doesn’t care which general contractor/architect we choose. But I wanted to find someone reliable to build with within the next 1-2 weeks.

The loan application is just sent out for now, and then we’ll see what the bank says or what documents they still want.

Yes, we definitely want to build solidly. Without ETICS and other stuff... normal two-shell masonry. Inside 36.5 Ytong 0.07 and outside clinker facing bricks NF.

If it is to be built at a fixed price, then usually only a general contractor (GU/GÜ) remains. Make sure to choose a local company that has been in business for a while. These companies are usually very concerned about their reputation because they often operate quite locally. Or simply go to new development areas and see which companies are active there and then ask around how they work...

... in my opinion, you won’t find a provider – unless with a comparable idea of offer structure and customer service – who can match the prices of Stadt & Land. This provider specializes in young families and apparently offers cheap houses; but on closer inspection, the bargain quickly turns out to be an entry-level model into the world of additional agreements.

Otherwise, we will soon have a category: "Help, I have a loan and the insurance refuses to increase the loan amount."

You first clarify the framework conditions and then fix the financing. A prepayment penalty can become very expensive.

The 14 days probably refer to the cancellation period of the financing. Whether you can find a reliable construction partner during this time, I do not know.

First of all, only a loan inquiry was made... but I'll ask later how it looks and how much longer we can hold out with the loan. @LL thanks for the info I’m curious to see what happens in the next few days with other GCs and architects
