Are you sure that the neighbor has even built on the property? Maybe he has the appropriate [Genehmigung]?

I heard about a similar case. He made the mistake of going to the building authority. The nice clerk at the building authority said quite openly that the smartest thing would have been to just build the houses so that they fit together, even if it violates the building permit. But since the clerk officially found out about this now, he unfortunately had to act and ensure that at least the second semi-detached house is built according to the plan. Now the semi-detached houses are offset from each other, it looks awful and causes additional costs since parts of the walls have to be insulated additionally and unplanned. And the insulation of one has to be on the other’s property. I would just build straight on and definitely not ask any questions after this experience...

Hello everyone,
It is ensured that the neighbor has exceeded.
Semi-detached house buildable 10*7 m
House distance to the front boundary is 5.5 m. Distance to the rear boundary 3 m
Neighbor has built 10*7. Unfortunately, the entire house has been moved 50 cm forward. Thus, the distance to the front boundary is 5 m.
Now I would like to build and preferably stay within the allowed building area. But then we have problems with insulation on the sides and roof sides.
I have tried to present the question better.
