Hello forum,

I have a question about garage planning. We are building a single-family house and want to include the garage measuring 5x6 m in the building application right away. This was recommended to me so that the surveyor doesn’t have to come a second time – apparently saves 360€. Therefore, we want to build the foundation slab for the garage ourselves in parallel with the construction. A hip roof was planned, but now a flat roof with greenery has come into play again.

I thought we would just do the foundation slab first and then see what happens. Now the architect has unsettled me. It seems it is already decisive whether it’s a hip roof or not because it would then be over 3 m in height and that would cost more for the approval again. Also, we should carefully consider the roof shape with boundary construction. Everything under 3 m and smaller than 45 m2 is exempt from approval.

Now I am wondering why they do this surveyor’s elevation then. I don’t understand that. Maybe someone can help me.

We have a similar situation. We wanted a pitched roof over 3m and are now considering whether to make a flat roof. We submitted the pitched roof. If we now do a flat roof, we come under 3m and thus also into the exemption from the permit requirement. Which layout survey with the surveyor do you mean? He comes and stakes out where your alignments should be. The thing has to be where it was approved (in case you go with the hipped roof option). If you measure it yourself and then build with a hipped roof and the garage is not where it was approved, there will definitely be problems.

I don’t quite understand the statement regarding the surveying; it can have various causes:

1. If the house and the garage are staked out on two different dates (i.e., nails on the string framework for the shell construction), it naturally costs double because you have to go to the construction site twice.

2. If the final building surveying is meant (I don’t know the fee rates in [BB]), additional costs can also arise.

If you know the surveyor, just call him directly; he will surely be able to explain it quickly.

Why do you have to have it staked out? We measured our garage ourselves after the house was built.

We submitted it directly with the building application.

We did the same - only that ours did not have to be approved because it is under 45m2, etc.

Hello,

just aside from the actual topic:

For two "normal" cars, that will already be quite "cozy."

My recommendation would be at least 6 x 6 meters, especially considering that there must also be a few centimeters of wall on the gate side...
