Building a wooden house yourself, what should be considered?

Hello first of all and good evening,

after much consideration, I have come to the conclusion that a log cabin is the right choice for me. I did not find any kits that meet my requirements, so it should be built according to my wishes.
Now the questions: A master carpenter should generally be authorized to submit plans, right?
If I do not take a KfW loan, which (minimum) requirements for insulation values etc. do I have to meet? Or rather, how do I determine them, or can I rely on the fact that a manufacturer sells the same construction type?
What about fire protection regulations?

And then I still have many more questions, but I will ask them if needed.

In BY and BW I would currently estimate at least €2,500 per m2 for a standard. Additional costs include incidental construction costs, outdoor facilities, garage, etc. I assume that with a wooden house you are not significantly cheaper either. You have to comply with the Energy Saving Ordinance. Own work is usually overestimated because not that many hours can actually be worked. Connections help for sure. High groundwater and soil disposal argue against a basement in terms of cost. But at 250k you probably don't get more than 80m2 including incidental construction costs on a developed plot. With a lot of own work and connections maybe 100m2. Did you want to build that small? In any case, you then have a large garden. Sustainability is good. Additional insulation or KfW55 or lower usually do not pay off. Just like solar thermal. It is more a matter of passion.

I am completely flexible there, if I really need more € then I just have to loosen them up. But I’m not posting a complete asset statement here and if necessary I also have a better half with a better income. But the important questions for the beginning are the ones above. Let’s leave the money aside for now.

You don't have to make a list. Use the €2,500 as a guideline. The minimum requirement is the Energy Saving Ordinance. Wooden houses are often already better. You also need an energy certificate. You will require an individual calculation (renewable energy, heating, insulation values of walls and windows, etc.) The carpenter should be authorized to submit building documents in BY as long as you stay under 200m2. Someone else might be able to help you with fire protection.

Log walls cost almost nothing, I have heard nicely that 200,000 great houses were built there.
