much more important here in my opinion is the question....whether a spot is offered at all. Sometimes you can set a circle with a 10 km radius around the desired place of residence and you won't find a hit on Immo. The market here is swept clean. Yesterday an interesting article appeared in the HB -> „Wohnatlas 2016“ by Postbank

Including land in the Stuttgart surrounding area, that is likely to be quite difficult. For a single-family house, you should have at least 400-500m², even further outside Stuttgart you pay at least 200€ for it, which means 80,000€ plus ancillary costs are already gone. Then another 40,000€ in construction ancillary costs and about 160,000€ remain. With the mentioned m² price of 1,600€ (which I also consider very difficult here), there are then 100m² of living space left.

With 500T€ that is more likely.

For about 120m² without a basement and possibly some electrical work, I would plan at least 200,000 for the house. Plus additional costs and the land. So, if you find a plot "near Stuttgart" for about 70,000 €, it could work, if, as I said, you do a lot yourself and don’t need much frills.

Reminds me a lot of our property search. We first wanted to build in Fellbach (gate before Stuttgart) 1100€ / m², politely declined. Then we had a nice new development area in Waiblingen near the S-Bahn, all in 880€ / m². Also not quite affordable. Then we came to Weinstadt (Remstal) 474€ / m² and finally ended up in Schorndorf. 312€ fully developed. That fit into our planning. Meanwhile, another development area has been developed nearby, where prices are already being called up at 400€.

I think the Stuttgart area just isn't getting any better. The only option we saw back then was to move to some village, for example between Remstal and Esslingen. There we still saw prices between 150€ - 200€. But without infrastructure and let alone an S-Bahn.

so basically Hamburg conditions :/ - although, at 800/m2 we’re still not quite there in general...

Even out here in the sticks with a 125 sqm city villa, including the outdoor area and property (63,000€ purchase price without additional costs), we are at around 350,000 for everything together. It is possible for 300,000, but then the property must be gifted or the house must be quite simply equipped.
