Building a house - where to start?

Hello,

I am a little desperate right now. My girlfriend and I would like to build a house, but we don’t understand it and don’t know where to start. You find a thousand answers, but the questions are always different. In our case, we are looking for a provider who basically offers everything from a single source. Land with house construction and everything that goes with it like insurance, ancillary costs, etc. We would like to have a turnkey house built with about 100-120m² of living space and a small garden. Otherwise, we have no further requirements. Our entire budget is €205,000. Whether it is a bungalow is initially irrelevant. As I said, we are looking for providers who offer the all-round package. Of course, we don’t want to fall into the construction trap and have to pay more later. We want to build in the Neuss area (+-10km) in NRW. Does anyone have a recommendation or can someone tell us where we can best get help or information? Or does anyone know a good provider? I am already looking forward to your answers and wish you a nice day.

I believe the budget is going to be pretty tight.

In other threads, people usually mention around ~€1,400 per sqm^2, which for you would mean the house alone costs €168,000 (for 120 sqm of living space). Then there are property transfer tax and notary fees (possibly also broker fees), which can amount to up to 10% in additional purchase costs, making it €10,000 to €20,000 here.

That would then mean that only a few tens of thousands of euros are left for the plot. I don’t know the Neuss district, but after a quick look at real estate search sites, the plots there are not particularly cheap.

Have you already calculated exactly what your budget is or how do you come to €205,000?

Hello! Thanks for the feedback. We had been looking for providers who offer prefabricated houses. You can find houses that are ready to move in for 100,000-120,000. Unfortunately, these usually only offer the house without land. We saw a provider on ImmobilienScout who offers a house including land in Jüchen for about 170,000. Unfortunately, it is offered as a shell house. However, I didn’t want to have to do everything myself. We recently calculated the budget with an advisor at Interhyp. We could probably afford more, but you shouldn’t finance to the limit. We could contribute 15,000-20,000€ equity and also have a building savings contract currently worth 8,000€ and savings of about 4,000€. We wanted to come to a total of around 1000€ warm payment (+-). Hence the amount of 205,000€. Everything else I find too risky. Having additional financial burden is also not easy, since my girlfriend and I want to have a child soon. In total, we have an income of about 3000€ net per month.

p.s. A car is also available and needs to be maintained. Fuel costs about 200€ per month.

Just recalculated everything. We would have about €1400 per month available, provided we stay in our jobs and no one becomes unemployed. Assuming that one might become unemployed now and then, there is certainly a way to get insurance so that you don’t immediately run into trouble. I would definitely do that then.

Yes, these insurances also cost a fortune - they usually only benefit the insurer. And with one child and the stated salary, you hardly have 1400 euros left - now you're really hitting the limit. For that budget, you can forget about an all-inclusive house construction with land in your area by 98%...

Yes exactly, that's what I meant. There is no child yet, but it is planned to have one. I also think that 1400€ is really too much. Therefore, I had about 1000€ as a limit +-. Probably better to buy a house than to build one. Or how do you see it?
