Building a house over the garage - Who has experience with that?

Hello everyone,

we have a narrow plot (approx. 21m) with an extreme slope (a total height difference of approx. 11 meters). Since we can hardly fit the house next to the garage due to space constraints, we have to place it above the garage. The garage starts 5m from the street, the house would have to be set even further back. Therefore, the garage cannot be used as a basement. Does anyone have experience with whether a partial overlap would be possible and whether it is extremely expensive? Maybe someone also has a picture for us of how they planned it.

There are many (terraced) houses that have the garage integrated. It should not be a problem. I'm just surprised that 21m are supposed to be narrow - 6m setback distances deducted leaves 5 for the garage and 10 for the house in front - that's not so insignificant after all

What is extremely expensive for you and what does the current plan look like? Show the floor plan!

If 21m are narrow, then the property must be 110m long and then an 11m height difference would only be 10% and that would not be extreme.
