We bought from the property developer. Even though it was in the same town, we were almost never on the construction site (we wouldn’t have had anything to say anyway). During the selection phase, for example, it was directly decided how and where the tiles would be laid, in which direction the parquet, etc. That all worked out. The only thing we are not satisfied with is the quality; for that, you probably have to check the work every day.

If it is a genuine developer, you are not allowed to enter the construction site every day anyway.

Exactly, that's what I mean, we wouldn't have had any say anyway.

: It could possibly be difficult. We were over 500 km away. General contractor: "No problem at all, we've done this many times before, you just have to pack your bags and move in." All lies. Today we are living in it, but we had massive scheduling and quality issues in the middle. Lawyer, expert visits, all very expensive. Then we withheld a few percent from the final invoice due to extra work, the general contractor sued us, negotiations between the lawyers are currently ongoing. Conclusion: Have every, really every little detail included in the contract and bring a lot of time and money. Construction companies currently have their order books completely full, they quickly botch something together for you whenever they have free appointments and that's it. Very exhausting; if you can, wait a few years until this crazy construction boom calms down again. Then the companies might have more time (and thus more willingness to be careful) for the builders.

A general contractor is not a property developer.
With a general contractor, you are very much the client and have to make decisions. Not only during the selection of fittings.

I was on the construction site at least twice every day and spoke a lot with the craftsmen. Whenever something wasn’t looked at closely, there was trouble. For us, it was the parquet flooring; I was bedridden with pneumonia at the time. Friends of ours built with a general contractor and were almost never on the site. That’s why I also build ready to move in. Well, they are satisfied, but I would have gotten gray hair and wouldn’t have accepted some things. In short, it depends a lot on the general contractor and on oneself whether it works. A good friend or parent could check every day – I think that would help. In case of questions, photo, WhatsApp. Definitely an expert who supervises the construction steps.
