Building a garage in Brandenburg - do I need to consider anything else?

Hello,
we are planning to build a prefabricated garage in Brandenburg. In the Bbg building regulations, I read that a garage is exempt from approval if
- the length is less than 9m for boundary construction
- the maximum room height of 3m and a roof pitch of 45° are not exceeded
- the floor area does not exceed 50m2.

Our planned garage:
- 2.50m height / 3m width / 7m length
- 21m2 floor area
- flat roof, slightly inclined so that rainwater flows onto our property
- no window on the neighbor’s property side

According to my research, I do not need to consider anything else. Of course, I would first talk to the neighbor to see if he has any concerns.

Question 1:
I read on some sites that a "building notification" is also required for garages. I understand this to mean that one only has to inform the building authority in writing that one will build a garage exempt from approval with the above dimensions at time X. But is this actually mandatory or does it only apply to garages that require approval?

Question 2:
Does the "boundary construction max. 9m" (in Brandenburg, however, a total of 15m to all neighbors is permitted) mean that only a contiguous 9m length can be built on one neighbor’s boundary or that I may build a maximum of 9m on the boundary to a neighbor in total? Example at one neighbor’s boundary: e.g. a 3m shed, 4m carport and additionally 5m garage, but not contiguous, rather each with 4m distance from each other, so that the max. 15m total boundary construction would still not be reached, assuming no boundary construction is carried out on all other neighbor boundaries.

To my knowledge, you are allowed to build 9 m of boundary construction on one side, and a total of no more than 15 m on all sides. So you could place the carport and garage on one side, and the shed would have to be on another side. The 9 m do not have to be contiguous.

Unfortunately, I also do not know how it is with the building notification; I will probably find out soon. Back then, we just built what we needed. However, they are all metal garages that can be relocated or removed quickly.
