Build turnkey with an architect?

Hello,

I recently had a conversation with an acquaintance who said it is much more cost-effective and efficient to build [schlüsselfertig] with an architect than with a property developer... I haven't really heard or found anything on the internet that architects also offer this?!??!!

Anyone have experience, opinions, links?

Hello, it depends on what you understand by turnkey. In any case, the architect will not give you a fixed price, because then he would be a property developer.

This acquaintance built with an architect and truly "turnkey," meaning with paint on the walls, tiles, etc.

How would it otherwise work if you go to an architect?

Hello, of course your architect will complete the house according to your wishes. And that also includes tiles and wallpaper. The difference is that with the architect you do not agree on a fixed price, but you make contracts with each individual trade. Your architect makes the planning, supervises the construction work, checks the invoices, and carries out the acceptance of the building.

Building with the architect does not have to mean that you build more expensively than with a developer.

Roughly: - You go to the architect and explain your wishes - Architect makes a plan -> you say OK - Architect calculates everything: statics, heat demand, etc. and submits the construction project - You say exactly what must be included and what you want to do yourself - Architect then awards contracts to individual companies (possibly the best value for money) - individual trades work - Architect accepts work - You pay . .

Does anyone have experience with how much cheaper it is compared to a [Bauträger] or if it has any other advantages or disadvantages????
