Build quality according to description - I don't really get it

Hello
I have found a construction project here in the region where one builds in a builder's community. These are condominiums.

Since I am not allowed to post links here, either contact me or search on ImmoScout24 for condos, in 79211 Denzlingen, 89.9 sqm for 394,500 euros. On the homepage, there is the exposé including the construction description. I am interested in the "quality" of the materials and the surcharge for reasonable equipment (e.g. electric window lifters).

Then I would contact the provider and ask accordingly. After all, that's what they are paid for. A small exposé is listed on the construction company's homepage. We can't really tell you anything definite about prices here. A pellet heating system will be installed. Advantages and disadvantages can be easily googled.



That is also not necessarily common and speaks in favor of the company. This can save a lot of money. Painting work is apparently already included. That means you get some money back if you take it on yourself. But only the absolute essentials are included. White textured wallpaper... You just have to like it. I don't like it at all and would outright cancel the execution and discuss alternatives / do it as own services. Wooden windows - I am not familiar with them. However, they almost certainly require more maintenance than plastic windows. Visually more appealing though. I also think they are higher priced. Parquet flooring €43 / sqm. Skirting boards are also already included. Sampling would also be an option. It is not described anywhere whether parquet has to be taken. So tiles or vinyl might also be possible. Tiles up to €46, but only standard laying. For 60x30 tiles or similar, there is a surcharge. As it reads, the laying is already calculated in the prices. I would inquire about that again in more detail. How many sqm/€ the material may cost. Interior doors are standard. Roller shutters have straps. In my opinion, no longer up-to-date in 2020. Sanitary equipment is the absolute minimum. Not even a tiled shower is included. Electrical is also very sparse. Six sockets per bedroom are not necessarily many. Only one outdoor light is included, and it has to be coordinated with the other builders so that a uniform appearance is maintained. Satellite system is also not included. That should cost approximately €300-400 max per party. What is missing are LAN sockets – maybe that is the telephone connection empty?! socket. Follow up with the provider. Why empty? A ventilation system will be installed. That is good.

There is not much to read out of it. As far as I can see, they have not been building for long yet and everything can still be sampled. Clear statements can only be made by the provider.

Super! That was really described in detail by you - many thanks. What about the masonry (I really don't know much about that) - is it high quality or rather "cheap"?

Calcium silicate brick or reinforced concrete it was called. That is definitely not the worst because of sound insulation. Regarding insulation or similar, I wouldn’t worry anymore in the year 2020. ETICS with plaster is perfectly fine.
