The location must be exceptionally good for one to even consider building there. You basically have to place the house directly on the border, and even then it is very small if it is to be rectangular. Do you still have space for a garage/carport/parking space? Where is the property access at all? Is the plan oriented to the north? If yes, then you have your garden in the north, obscured by a large building to the west and your house in the south. Only a narrow beam of sunlight comes in there. If the plan really is an adjacent development on the border, then you are not allowed to put windows there. A house without windows facing south, or relatively few facing southwest, would never be an option for me. This would also make life difficult and thus expensive for you regarding the energy saving ordinance and KfW standard.
