Build a house and cellar for €220,000?

Hello everyone,

we have now decided to build a house. Since I have never dealt with this before, everything is new to me. I thought I could educate myself through the Internet, but with the huge amount of information and providers, you only get more confused.

We have the following budget:

350,000 € for the house and land (we have one in sight: 128,000 € for 800 m²)
so there is still about 220,000 € left for the house. In addition, we have planned about 20,000 € extra for kitchen, furniture, etc. We would like to build a prefabricated house because I am not exactly handy. However, through acquaintances, we could lay tiles ourselves, do plastering, and someone would also do the excavation.

Now my question is, is it possible to build a good house + basement for this amount??? We would like to have between 140-160 m² living space, 2 children's rooms, a study (which would also be used as a guest room). The rest as usual.

Living in the Ravensburg area, Ba-Wü.

Can anyone possibly recommend regional companies or national prefabricated house providers??

Budget €350,000 - €128,000 land - 5% of that ancillary costs €6,500 - usable basement €40,000 - ancillary costs €25,000 Approximately €150,000 remain for the house, ready to move in At about €1,300/m2, about 120 m2 of living space

I find the budget quite tight... even if you have someone who helps you with one or the other task. We are currently building 130m², according to Kfw70, and from 220,000€, which was initially also our ideal scenario, we have long since said goodbye. Since one wants to live in the house for several decades, you shouldn't save in the wrong place and on the one hand install yesterday's technology today and then have to look only at the price and not the quality for every window handle, tile, etc.

What are the 30,000€ ancillary costs for? How do you generally come up with 1,300€ per m² living space? You don’t even know how he’s building, solid construction, prefab house, insulation, etc. Is the plot developed? Very vague, meaningless answer. But I’m used to such answers from consultation talks. You get the feeling they don’t want to provide advice/explanations and just want a signature immediately so they’ve found another sucker. The most important point is constantly forgotten – that you can do a lot through friends, acquaintances, neighborhood help. Why does no one address this here? Could it be that only salespeople are mingling here, hoping for one or another customer and hoping for new customers by badmouthing all the competition? Just a thought...

Hi,
between the online advertisements and reality there is usually a difference of several tens of thousands of euros. You notice this very quickly when you deal with the topic. The sobering realization follows within days.
Of course, you can calculate everything nicely and hope that the chosen provider goes beyond the shell construction.
We are now at approx. €1,500 per sqm, for floor coverings, outdoor facilities, house connection costs as well as reserve, [70 Teuro] are planned.

Cheap providers – that is exactly a point of discussion. What is so bad about them? How much cheaper are they?
Surveyors, fees etc. How do you arrive at €30,000? It would be nice if factual information were written down here and not just general numbers thrown around.
Floors, paint, etc. is generally part of house costs. Rolled lawn? Well, anyone can sow some grass seed themselves and that doesn’t cost the world. One should be realistic.
I have no idea, so I try to ask about the details. Unfortunately, one only gets general figures or information. That doesn’t help anyone.
A reputable provider; realistic value €1300… how is this provider supposed to know what my mason, electrician etc. costs, or are you talking about services from a single source? This information is not comprehensible to me.
I think it is good that you give tips to the clueless.
I don’t need to communicate which acquaintances I have, or if I want to be a self-builder. The question is what is cheap. Do the acquaintances who are specialists also manage it as cheaply as a prefab company? Those claim that they sell so many houses that the materials are much cheaper, the building time much shorter due to high experience, etc.
However, I suspect, or am of the opinion, that with prefabricated house providers many more hands are outstretched, many more commissions flow, etc.
Is it cheaper if you do everything yourself via an architect and get individual quotes from mason, electrician, installer, etc.? Additionally help from acquaintances etc. No prefab company can keep up with that, right or am I mistaken? Can one give a general answer to this?
