Build a garage?!

Hello.

Since our house construction is now slowly gaining momentum, I wanted to start taking care of the garage (not part of the contract with the house construction company).

Basically, I was thinking of a garage about 4.5 x 7.5 m. It can be a precast concrete garage or a masonry construction (wood and metal are out of the question). I don’t really care about the roof construction.

Now I looked around at precast concrete garage manufacturers (what a word :D), but usually it ends at under 4 m width. Double garages from 5.5 m width are too much for me again (lack of space).

What other options are there? Suppose you build a garage with masonry ... how do you go about it? Contact architects? What’s the price range like (roughly)?

Hello Andi,


That is not quite correct; you have to inquire with the suppliers/manufacturers. Your garage request corresponds to a special request which – btw – will not be exactly inexpensive, as various permits must be obtained by the supplier.

Normally, it should be possible to order special sizes. Almost every company does that. But it's true, it does get a bit more expensive. Unless you actually do the masonry yourself.

phew ... I can hardly look at garage brochures anymore ... I don't even remember how many garage manufacturers I've spoken / called by now ... I stopped counting :(

Back to the beginning.

We are (still) looking for a garage manufacturer for a garage (in an emergency also a carport):
* LXBXH: approx. 7.6 x 4.6 x 2.5 (+- 20 cm is no problem).
* Earthworks not yet done because it’s not clear what kind of garage it will be
* Paving, base slab or foundation is therefore also still open (foundation preferred)
* Wood or concrete (metal out of the question)
* with or without gate (as long as a gate opening of about 4x2m is possible, I can retrofit the sectional door)

The only solid offer (under 20k€) we have is from a Munich prefab carport manufacturer ... but it’s around 12k (carport including cladding, roof, sect. door, door, excl. earthworks, incl. point foundations and installation)

Does anyone here maybe have ideas on how we could get a bit closer to the goal?
Precast concrete garages are quite difficult to move on site due to the large width ...
We only want wood if it’s a bit more than just a "plank shack."

I even considered flying in masons from the "Eastern bloc" ... but that somewhat fails in reality ;)
Today I even found a company from BW (name similar to the comedian with the elephants ;P) that would offer precast concrete garages in the desired dimensions ... now it fails due to the delivery area (50 km too far). The good thing with them would have been that hardly any earthworks would have been necessary ... just smoothing the ground a bit and setting frost-proof point foundations myself would have been enough thanks to the prefab base ... that of course would have been a dream ...

Well, here I stand now, poor me...
Do you perhaps have any helpful suggestions? Or is nothing feasible with the mentioned "wishes" and a budget of 15k€? :(

Why did you choose such an unusual dimension for your garage?


That is not quite right; it is assembled on site. This usually requires strip foundations; point foundations are not so effective.


The special dimension is the problem; that is also why I asked my initial question. I would almost say that conventional construction of the garage would come at a similar price.

Hello Bauexperte.

Hmm, the only reason for that is the paving of the driveway which is exactly 4.6m wide at the garage end... I’m not strictly fixed on the 4.6m, it could also be up to 20 cm less (not much less, as I’d like to have space for the car and motorcycles) but also up to 40 cm more (no more allowed by my wife, otherwise her "little garden" becomes too small :( ).

In length I am "relatively flexible" from 7 to 8 m everything would be feasible... just not less (space) or more (wife).

Most precast concrete suppliers say they deliver the entire cube to the installation site… which of course is a problem given the width, especially since our driveway is only 3m wide… the space between our house and the neighbor’s house is 6 m but unfortunately there is a 1.8 m high fence in the middle that can’t be taken down :(

Do you have any other "ideas" or can I "bury" my plan with this "meager budget"?

I’m even at the point that I would pave the floor myself and put up a carport on pad foundations... also as a DIY project (assembly), which I would then clad with wood. It wouldn’t even have to be a finished carport... I could get material (wood) from the local sawmill here, if I could tell them exactly what I need... and that’s where the plan fails again (lack of a plan)...
