600k with 4,800€ net you can already get currently. Depending on how contractually the special payment is fixed, even very easily.

Points you might stumble over (not necessarily):



Just not planned? What if yes?



450 sqm * 500€/sqm = 225,000 -> 250,000 with incidental acquisition costs
150 * 2,500/sqm = 375,000
Garage = 30,000
Outdoor facilities = 20,000
Construction incidental costs = 40,000

Total = 715,000

Buffer not yet taken into account. That would be roughly your equity.
Here people like to calculate with EUR 2,000/sqm. But the number is sometimes a bit tight depending on the region. Heavily dependent on your desired standard. The Freiburg region is rather an expensive region. I am not among those who think that building prices are falling due to Corona. Since you are still looking and don’t have a plot, until it is planned and so on, 2,500/sqm is not unrealistic.
The other points are just exemplary. Some make a carport for 10k, some outdoor facilities for 50k (sloping plots are for example “dangerous”).
Want to say the budget can quickly become too tight with the land prices.

2 questions:

a) Which industry offers approximately 120% of the annual net salary as a special payment?
b) Why not simply count a special payment of that amount as part of the fixed salary? Instead of €35-50k as a special payment, why not just increase the annual fixed net salary by, say, €45k net?
