Basement planning prefab house - outsource? What to consider?

If you tend towards a prefabricated house based on this wrong premise, then you should reconsider. Basically, you are looking for a general contractor (GC), of which there are plenty even in the "solid construction" sector. A house doesn't become complicated because of one construction method or another, but when the client tries to squeeze dozens of details from various exhibition or Pinterest houses into a basic design and constantly changes their mind, like whether the toilet paper holder should be on the right or left. There you can contribute much more to simplification than by choosing the construction method.

What I want to say:

Of course, I also have all the subcontractors and trades there, which have to be scheduled exactly the same, etc., but this is the responsibility of the prefab house provider/project coordinator and site manager! This is not my concern!

Just because I might want to outsource one thing or another externally, the prefab house provider is not the wrong choice?

I like the floor plans of various houses from the catalog, which I want to change a bit. In principle, the workflow with the prefab house provider is great and also exactly my thing.

But as I said... That I am considering possibly outsourcing something has nothing to do with the prefab house provider not being right for me!

I don’t want a completely newly designed house... Quite the opposite!

No, the prefabricated house provider is then not the wrong choice - but also not the only possible right one. You can have all of this with the masonry contractor just as well as with the timber frame panel contractor.

I think you lack some fundamental knowledge. If you want to build turnkey, meaning everything from a single source, you don't have to build a prefabricated house (timber frame). Then you take a general contractor, and they take care of almost everything. As far as garage, terrace, outdoor area, and sun protection are concerned, it is entirely your responsibility, except with a property developer, who also offers lawn seeding. On the subject of warranty: that should also be in your interest. I don't see your problem there.

What advantages do I have in terms of process, or flexibility and self-performance if I build solid/ready-for-paint compared to prefabricated timber frame construction? Are there any differences at all?
