It was not really about funding. I first wanted to know if it makes sense, in the case of a complete gutting including ceilings, to maybe plan one or two barrier-free apartments in advance and what is specifically needed for that. I will then take another look at the [159er Merkblatt].

Barrier-free is affordable. Door widths 1m. Showers are level-access and equally wide. Also ensure enough maneuvering space in the bedroom and hallway. Avoid steps in the outdoor area as well. Toilets please use these higher models.

I meant less the money and more the influence on the "standards" of the market through the funding conditions. They are to some extent a reflection of what the cartels connive.

Socket at light switch height
Handrails on both sides even with one step
Space for stacking washing machine and dryer
Threshold-free from car to terrace
1-meter-wide doors
Floor-level shower
If there is space, plan a bathtub that is lift-accessible (narrower, longer)
Washbasin and no washstands with cabinet. Then you can sit down for brushing teeth, etc.

I would design the floor plan for wheelchair use. Then rollator and nursing service fit into the bathroom and bedroom
Take a look at the website of barrierefrei.

Do you, as landlords, install the kitchen? If yes, I would offer a workspace for sitting. Refrigerator, dishwasher, oven built up higher

Wide parking spaces

Ramps at stairs

The need is already there. Not everyone with disabilities is ready for a nursing home

Wow, thanks already for the tips! When I read it like this, so far it is essentially the 1m wide doors that would actually cause additional costs. Floor-level showers were planned anyway, and the height of the switch or the oven doesn't really make it much more expensive. I do think that such apartments could also be rented out well.

The extra space is the expensive part and the floor-level shower. I would only hang the toilet on a solid wall or a strongly reinforced wall so that support handles can be installed.
