Hello!

I have been reading along in the forum for a while and now I have registered because I have a few urgent questions.

We recently moved into our newly constructed apartment in Vienna and are confronted with some defects. During the coming week, someone from the developer and the construction management will come by to inspect the defects. We already had someone here last week and for each of our objections, the response was mostly just "that's normal" or "it's within tolerance." Now I want to prepare a bit for next week and hope to get some support.

1) We have a double-leaf balcony door and right next to it a normal balcony door. Between both elements there is a seal. However, the seal does not go all the way down (see photo) but is missing about 7-8mm. On the outside, there is also no additional seal installed. (see photo) Exactly where the seal is missing, there is a draft and a relatively loud hissing sound can be heard all the time, even when the blinds are down. Does the seal need to be replaced or is it enough if the window company repairs it with silicone? I want it to be as standard.

2) Between both elements at the seal, the frame is somewhat frayed (see photo). Is that normal or not? And how much silicone is allowed when installing the retaining strips? As can be seen in the photo, it was pretty badly botched. In other places, the retaining strips are slightly too short (1-2mm) and were simply repaired with silicone.

3) In the living room we have 2 window sills on the inside, both 133 cm wide. The distance between the two window sills is 34 cm. The window sills protrude between 2.7 cm and 3.8 cm from the wall. So there is a difference of over 1 cm and it is clearly visible to the naked eye since the window sills are at a height of 1.70m. Is this still within tolerance?

4) Under the window sill there is a hole where drafts come in. Is PU foam sufficient to close this?

5) One of our interior doors had adhesive residue on it at move-in. No idea where it came from. When trying to remove the adhesive, the door fitter slightly damaged the paint. Can we generally demand a door replacement?

Basically, we just want an idea of how it should be done properly so that we can argue accordingly.

Thanks in advance

Greetings from Vienna
Christoph

Replacing the door will probably be disproportionate.

Seal the hole under the FB with foam massacre? No!
Are the mounts of the window sills from the inside?

Silicone to align the seal between the elements? Absolutely not. Instead, the appropriate PU sealing stuff from Würth, Sika,...

Everything looks very, very sloppy.

Thank you very much for the answers!

We were really disappointed at the key handover. We got the apartment directly from the developer, a subsidiary of the largest construction company in Austria. At the handover, the guide rails for the blinds were not installed, the window handles were missing, our special request was executed incorrectly, etc.

Regarding the stain on the door, it's a matter of principle for me. As mentioned, our special requests were not executed correctly either, and I have been arguing about the compensation all the time.

The windowsill is photographed from the inside!

What can be done in the case of the too short seal between the two doors? The patio doors really let in a lot of draught.

Best regards, Christoph

Here in Germany, one turns to an expert who can distinguish between tolerance and carelessness.

You have a long list of defects and are not happy. Why don't you get some expert advice?

surely knows something about the window. Personally, I would probably mess around with Sikaflex Fassade in white if it were mine. But surely there are better solutions. The supplier is supposed to fix it, and neither with silicone nor with foam. I only know window sills like that for the outside. But in the end, your construction service description counts.
