Uh, just bringing in soil won’t be enough. If a house is supposed to stand on it, it needs to be properly compacted. I don’t know if filling sand is sufficient; if it has to be completely filled and compacted with gravel, that will quickly cost you a five-figure sum. A basement would naturally be even more expensive; then you probably even have to do some excavation. However, you could build somewhat smaller if, for example, there is space in the basement for storage and a utility room, and it wouldn’t make that much of a difference anymore. In the end, I would say a basement is definitely more expensive, but under the circumstances very sensible.

That depends on your ground -> If you don't have stable soil, you will have to dig out more beyond the additional 80 - 120cm excavation and refill it with gravel. Then it becomes significantly more expensive with a basement. If you have perfect soil at 80cm, the surcharge will be rather low. A prefabricated basement of this size, as a purely utility basement, costs around 50k€ (without watertight shell). In addition, the extra soil excavation, etc. The slab + the refilling will be considerably cheaper!

I always thought that when talking about basement costs of around 50 k€, the excavation was already included, so all costs related to the basement. Ours is masonry and cost about 25 k€ (pure shell construction costs). If it becomes a usable basement, I would add another 10-15 k€, but that should be enough (depending on size). In other words, 40 k€ for the basement are estimated to be opposed by 10-15 k€ for backfilling. Additionally, there is the option to possibly build a bit smaller (technology in the basement), which in turn means you have more of your plot.

Hello, 40K€ for the basement will probably not be enough. I just received the offer for our basement. No major extras but sealed, and according to the Energy Saving Ordinance 2016 no KfW. The price is around 70K€ (approx. 80 sqm area)

I somehow don’t understand, for us the entire shell (1.5 floors plus basement) including the roof cost about 100 k€?!? How can just a basement cost 70 k€ then? Even if it is completely plastered and tiled for about 70 €/m², I find that steep.

Then you have a cheap shell - with the roof covered I would be around 160 TEUR?

The basement was broken down to about 60-65 TEUR - so bare. But shell height 250 cm and rather designed as a residential basement (including [Podesttreppe] and second staircase to the garage).
