Tending even more, since everything has to be dismantled and disposed of beforehand. Calculated from the completion of the shell construction, the new build is cheaper than dismantling and renovation. The question then is always, what value did the renovation object have as a shell building.

Insanity....when I imagine what you could get for 850k with us...

If you still have the bank appointment this week, they will surely give you a market assessment. You have a comfortable starting position, it couldn’t be better.

Btw....how are the neighbors?

Yes, that's an insanely large amount of money... Especially since I have always rented until now, the amount is a bit daunting. On the other hand, our savings are in ETFs at the bank, which in the end is just a number in an app... Hopefully the bank advisor has a well-founded opinion on the current regional market prices.

I try to get to know the neighbors soon, but I don't expect much from that. The first impression can be good and later turn out to be wrong, and vice versa.

I can reassure you on that. You get used to everything, even the dative case. The financing phase, drawing down the funds – during our construction we constantly had to transfer amounts beyond €50,000, which felt totally overwhelming when normally I only transfer trivial bills. It was all still very exciting and I felt uneasy about it. But as soon as you move into the repayment phase, you simply get back into your routine. The same amount is deducted from the account every month. Give it six months and it becomes the new normal, and you don’t even think about it anymore. Nowadays, I rather look back wistfully at the roughly 10 years I rented from the same landlord at (fairly) the same price. I believe I threw a good six-figure sum into his basket, which could at least partly have flowed into repayment for building up my own capital.

In a condominium association, the facade can be common property and therefore an awning requires approval (100%?).

Such an approach by the client is actually unusual, since monument protection expenses can only be deducted by the owner, the houses are sold before the renovation. The most important thing is to find out what is protected as a monument and how this is regulated in the [WEG Teilungserklärung]. A 3-unit [WEG] quickly reaches a 2/3 majority.
