Assessment of ideal building ground - Who has experience in this?

Hello everyone,

I have been reading along for a long time and have gathered countless valuable tips. It looks like we might finally be able to secure a building plot soon; at least we are in first place (!!) on the list of interested parties. The plots will probably go on sale in about 2 months, but I want to choose the "best possible" plot in advance in order to be able to react quickly. We are planning a detached single-family house (on a slab, without a basement) on a >450 sqm plot.

Now to my actual "problem": I am puzzled by the right part of the plots with the note "Boundary of the areas where special construction measures, especially in the foundation area, are required (spread of humus soils according to the NRW soil map)."

I then read through the soil report but only understand "train station" (i.e. I don't understand it at all).

Could you please shed some light on the building plots? Many thanks!

Caution, layman's opinion ;-)

The soil layers have been extremely variable depending on the investigation point. It is strongly recommended to have a soil survey done on the respective property before purchase. In some cases, a normal slab/strip foundation is not possible or needs to be assessed by a geologist on an individual basis. In that case, you would plan with a basement.
Otherwise, significant soil replacement is necessary, but financially it hardly makes sense.
Plan there with a basement.

Seismic zone 3 (highest level). But this is probably normal in your area.

Water seems okay, groundwater far away, presumably no waterlogging, partially expect layer water.
Surface infiltration is possible near the surface, but in some places soil replacement may be necessary to reach absorbent layers. No infiltration possible on clayey spots.

If you do not want to (pay for) a basement, I would reconsider it there. Then I would choose a plot outside the marked zone and invest €1000-1500 to have a soil survey done BEFORE purchase.
If you want to build with a basement, I would even specifically go into the marked zone (still, a soil survey before purchase cannot hurt here), since I assume that the plots there are significantly cheaper.
If all plots have the same price per square meter, everyone will rush to the areas outside the marked zone. The chance of success is then higher in the marked zone.

Be aware that all other interested parties will also pick the prime spots. These will be requested accordingly often = lottery procedure (or however the awards are distributed there).

Unfortunately, I do not see any attachment or similar, but „Interessentenliste Platz 1“ sounds like a waiting list (and thus free choice), not a lottery procedure.

Why are links being removed here? I am really active in many professional forums and it is the most normal thing in the world to link to some sites. That is the essential characteristic of the internet...
