Yes, that gives some funny numbers when you try to squeeze a €650,000 loan into a payment of €1600: 1.73% interest over 10 years, 1.2% repayment, loan term over 51 years :D

Well, I had naively assumed that you want to have it paid off by retirement. Of course, that doesn’t have to be set in stone, but managing €1,600 a month when you’re retired is going to be tricky.

From my point of view, long settled.

Even a 10-pack of T-shirts for €30 and sandals, summer or winter, doesn't really help. :p

One "needs" a graphics card for €500, while the other prefers to buy shirt/pants/shoes. ;)

That will be a completely normal rent in 30-40 years if rents continue to rise as they have in recent years (between 3-5%). With an apartment that still costs a comfortable 650 EUR today, thanks to compound interest, it will be 1577 EUR in 2052. So it must be manageable from an average pension.

I also live in the surroundings. Prices - a disaster. I can't understand why the land is so expensive here. Sure...A6, A81, not far from S. But...no ICE, airport almost 70 km away...
In HN you can get plots from private individuals from €800/m2. From the municipality like the OP about €400-500. Simply crazy...

We managed to snag a municipal building plot in a village (18 km from HN). Strict allocation criteria based on social points. No bus, the next S-Bahn 5 km away for..... yippee €320/m2. A real bargain... :mad:
