Especially the much-loved "Zaun" often makes it seem "simple" (I'd rather not bother), anyway money alone does not make the garden beautiful, as many a builder has already shown here; taste is more important here, both in the Allgäu and on the Baltic Sea coast. But there are also people who put up a huge fence installation for over 100,000.- in the lowlands. A sharp choice of words does not replace arguments here either, I can justify my statement, after all I also lived for a long time in the house in BW.

On the income side, it sounds relatively similar to , but the savings (equity) do not match the expenses. My tip: Start tracking finances, then first realize the desire to have children and then scale back a little (you also have to like mowing the lawn).

With the possible savings rate and your young age, I would personally save for another 5 years and go in with significantly more equity. You just have to realize how much money you pay to the bank in interest on loans. Then you quickly change your mind and save a little longer.

And in 5 years, construction costs will be 30% higher again and nothing has been gained...

Doesn't look like it to me at the moment, but I'm not an economic expert and I lack a crystal ball.
But if construction costs rise by another 30% in 5 years, then we'll have completely different problems anyway.

Of course, no one knows that exactly. But even 20%, which is not much over 5 years, really hurts given the amount.... I would rather attack now and, if there is a surplus, possibly make special repayments. Whether the whole project is financially viable depends on many factors that the builder must assess themselves.
