Hello,

we are now shortly before the conclusion of the construction contract with our general contractor. We are now considering whether we should negotiate the price further. It should be mentioned that the general contractor was already the cheapest compared to other general contractors with comparable data. The general contractor gives us a 12-month fixed price guarantee. Should we rather conclude the offer as quickly as possible due to the current situation, or have you still asked for a discount? How did you proceed if you wanted to negotiate the price? Thank you very much!

You have only asked about financing matters so far, we neither know your construction service description nor the house that is to be built at all. So what are we supposed to say about a price without knowing how, so to speak, "variable" the value in return is?

I am also not concerned about whether the value of the house corresponds to the price. The construction service description as well as the contract were externally reviewed, and we were informed that everything is fine except for minor details. I am now more interested in whether the recently signed [Bauherren] have tried to negotiate the price a bit or whether one should rather "keep quiet" and be glad to still receive a fixed price from the [GU]. The situation at the moment is not exactly easy, and we do not want to jeopardize our relationship with the [GU]. On the other hand, I am worried that we might save a bit of money but miss out because we did not ask.

If I were you, I would definitely "negotiate". You can never go wrong by asking what can still be done on the price. If nothing works, the general contractor will complain a bit and say that nothing else is possible. Alternatively, it can always happen that he shows a little flexibility. With a bit of luck, you can quickly save a few thousand without being rude.

And my bigger concern is precisely that you might save even more on the value side by focusing on saving money. What does the professional who compared this say about this aspect?

It's good that you put negotiating in quotation marks, because real negotiating is different. Personally, as a seller, I always get annoyed when a prospect has no clear price idea of their own but of course is absolutely sure that my price is too high. :rolleyes: On the subject: If you have already compared and want to sign with the cheapest provider, on what basis should the "negotiation" then be founded? The CHEAPEST probably won't stand price pressure either. At the time, we really negotiated with the most expensive provider, but even then, there was only a few thousand euros to be gained. However, it should also be like that if the offer was honestly fair from the start.
