Hello! A solid wood builder once recommended architekturLIVE! to us because they do the planning, adapted to the terrain data, and have relatively accurate cost positions from various construction companies recorded, so that you can clearly see which companies are suitable and what the expense will be. The offer costs around €10,000. Since we really have to see how we manage without our KFW subsidy and have to make concessions here and there, it might be interesting, you can change the size and have new cost calculations directly. However, the focus is on timber construction (with us, the "basement" has to be built with masonry). However, I am skeptical whether a) it is any good b) it is worth the price and c) we have an architect with whom we have not yet entered into a contract, but he has already done a lot of work for us during acquisition. Is there any input on this?

However, the focus is on timber construction (in our case, the "basement" has to be built with masonry).

In some cases, a timber builder is the best option and has to be combined; otherwise, I prefer to avoid mixed construction methods.

We did our entire planning with ArchitekturLIVE (including the building application) and are super satisfied! We were also made aware of ArchitekturLIVE by a timber builder (probably the same one as you), but in the end, we decided on a different building partner, which was absolutely no problem. The cost estimate naturally includes the basement to be concreted. However, you only get an approximate price range - the final price is then calculated by the construction company based on the draft plan. It was cool to walk through our house with a VR headset - at least until I felt sick :p In short: nice team, everything has worked out great so far, and I would do it again. However, I would ask again about the 10k costs. Seems quite a lot to me.

The preliminary design was flat-rated at €1,500. For the final plans (adapted to Baufritz) and the building permit application, it was another 5k each (net). The building permit was absolutely trouble-free (one or two measurements were criticized by the LRA and then simply changed). However, the drainage planning was not included; it was done by an external engineering office. Of course, I cannot say whether these prices still apply after more than 2 years. As I said, everything worked really well back then. Since the beginning of November, we have been living in our house and are super happy!
