Hi,
seems realistic to me. That’s 2428 €/sqm, we were at 2200 €/sqm, but with plastic windows. The wooden windows alone are said to cost a fixed extra 20,000 €, if you remove that, you have roughly the same about 2200 €/sqm. You won’t get it much cheaper.
As others have already said, you don’t need a fireplace to heat, on the contrary, when you turn it on you will immediately open the windows because otherwise you’ll burn from heat.
Heating costs are negligible anyway. Regardless of heating technology and KFW standard; you won’t spend more than 50-70 € per month.
Omitting the white bathtub is probably difficult. That requires a drainage system on the house wall and discharging drainage water into the sewer system is often no longer allowed. Ergo, you often can’t get around the white bathtub!
Personally, I would never build anything else either, we had water in the basement so often in my parents’ house, I never want to experience that again!
Making the house smaller will not help much either. The “basic costs” like heating, sanitary facilities, bathrooms, front door, stairs etc. remain practically the same. In other words, if you save a few sqm in the kids’ rooms, the stairs won’t get cheaper.
You could skip the parquet and lay parquet yourself. With interior doors you can also save a lot. Things like a controlled residential ventilation system you can install yourself. Possibly skip the fireplace and maybe install a stainless steel chimney on the house wall later. You can stick tiles in the bathroom on the wall for 25 €/sqm or also for 80 €.
