Architect misjudges clinker facade area

We are currently not building a house yet, but we are talking to as many builders as possible and reading a lot here in the forum to prepare ourselves and at least avoid the biggest mistakes.

Yesterday we had an interesting discussion with friends who have now abandoned building their house because they became frustrated. I would like to have your opinion on one point of the discussion:

The architect prepared a tender for the clinker facade. He calculated a certain area x and included it in the tender. The builders awarded the contract to a company. Only afterwards did it turn out that the area of the facade was much smaller than stated in the tender. The facade company wants to be paid for the difference. Who is liable here? The builders awarded the contract and thus have the trouble for now. But the builders relied on the architect’s expertise. Can they hold him liable?

How can such a misunderstanding be avoided? As a builder, you can’t check everything, can you?

Without guarantee:
This is a tendering error by the architect.
He is liable for this. He should be appropriately insured against it.

I also think that "Motor-Rotor" is right. The architect is responsible for the grounding fault. If the construction company has already ordered the material completely and can prove the loss costs, then you will probably have to pay first and come to an agreement with the architect.

Heheh, in your example the specialist advisor who tells me how much to order is missing. The architect charges very well for his services. Therefore, he should not be disregarded.
