About 170 sqm + basement are to be built, due to the neighboring half, only one upper floor buildings are allowed. [...] but I am not very enthusiastic due to the many negative reports about prefab houses and would prefer to build individually. Also happy to lay parquet, tiles, install the kitchen, etc. by myself. Furthermore, it will be a semi-detached house with a hipped roof. [...] The neighboring half also has a basement but originally dates from the 1960s. According to the architect, who completed a similar project two houses down, it has "solid building fabric."
Really, in that income group there are also people who write tiles with ß?
170 sqm is atypical for a semi-detached house. That the neighboring half has a basement means nothing – it would be different the other way around. Possibly, a basement partially turned away from the neighbor would be a good option here, but also a slab-on-ground house. Built in the 60s means: the requirement that the co-basement owner starts first is fulfilled. As with the new semi-detached house, I recommend aiming for an extension with a profile as identical as possible. Does the existing half also have a hipped roof, and how did the building plot for your half become available?
"Originally from the 60s" is supposed to mean the neighboring half is currently being renovated as well? – then the same planner (at least for the shell construction) is recommended. Are you building new or renovating/adding on?
Feel free to call me later in your planning thread, discussing this here in the financing forum is suboptimal.
