Apartment sale through an agent - what to pay attention to?

Around us, everything is expensive too, Aachen, Cologne, Düsseldorf... - here in Mönchengladbach the price level is different. Most people who live here commute, or simply don’t work. Oh, laundry is done in the communal laundry room and not in the small apartment, plus there is about 8 sqm of private/lockable basement storage space.

I am not sure, but doesn't the apartment community also have to agree to the sale and the new buyer?

Only the sale itself. The WEG may not decide to whom I sell the apartment.

If you google "quadratmeterpreis eigentumswohnung mönchengladbach," there is a page that shows a pretty nice price overview. Currently, the average in Gladbach for apartments your size is around €1,750/m². Then there are the goodies like an underground parking space (depending on the location, this can already have a good five-figure value/in Frankfurt, for example, it can quickly cost €40k). Then laundry room and, as you said, elevator. In my opinion, do it yourself, set a high price and see how the market reacts.

Does the WEG have to agree? I've never heard that before. I also am not aware that something like that has happened during a purchase. Do you mean ALL owners of the complex by that? I can't imagine that. Now you've really given me a scare...

I can at least find a price per sqm of 1.3xx € for this size in my district. A bit more than I thought..

In our building, the owners' association had to approve when we bought it. I would just give the manager a call and ask about this point.
