So, after the first really helpful adjustment of the floor plan, here is the second draft: I ask for objective criticism. The overview of the property is oriented to north (first image). The floor plans are not anymore.

Here are some change requests from me in advance: • I would leave out the window in the HTR entirely. This creates more space for furniture, the window, which would be located in a niche from the outside, could possibly be a nice burglary opportunity. Since one spends little time here, I would completely rely on Mr. Osram instead • Omit the garage window, instead have a window in the garage door • The side section of the front door wider • (fixed) window on the upper floor in the stairwell, aligned with the side section of the front door (continuous window from bottom to top of the upper floor not financially possible) but: how do you clean the window?!? • Swap shower / bathtub? So that when showering, which you usually do more often than bathing, you don’t look at the toilet? In which direction should the shower then face?

I would consider whether it wouldn't be useful to have a door to the kitchen immediately to the right after the front door, otherwise you are constantly walking through the whole house with shopping bags when the doorbell rings. That would mean shifting the staircase 1.00-1.50 meters toward the center of the house. But changing the location of the staircase always changes the overall concept (and besides, it conflicts with my next point).

You have at least one door very close to the staircase upstairs. We have that too, but it's suboptimal if you step aside.

Finally, I would plan thicker walls upstairs for sound insulation.

Everything else can be assessed by others ...

The floor plan basically already appeals to me quite a bit.

What I am missing is a storage option for supplies (the kitchen does not look big enough for that) and household items (vacuum cleaner, cleaning supplies, etc.). Where is the wardrobe? Where do shoes, etc. go? Where will the laundry be dried?



In the utility room, I would definitely provide a sink and a three-phase power connection. Should the dryer and washing machine be stacked?

I would leave the window in then. Or do you have a water and three-phase power connection in the garage? Otherwise, you can always quickly lay a water hose or power cable out of the window there.



I would leave out the window. There is no way except with a ladder or scaffold => very impractical and in my opinion not purposeful for this narrow corridor.

The question remains how you get light in the upper floor hallway.



Your bathroom is huge (in my opinion significantly too big), and you squeeze the shower and bathtub into the corners next to the window. I might even consider partitioning part of the bathroom and moving the washing machine and dryer there. The laundry handling on the upper floor has already been discussed several times here. Whether that is an advantage or disadvantage for you, you have to weigh yourself. But it would use the space in the upstairs bathroom and relieve the space situation in the utility room.

Alternatively, you could continue the right wall in the children's room further down and use the part to the right of it (left of the stairs) as a hallway. Then you could also install a window in front (above the front door), which you could easily clean.
